Granny Flats

'Granny Flats' also known as 'Small Standalone Dwellings'

The government is making changes to make building ‘Granny Flats’ also known as ‘Small Standalone Dwellings’ easier. These changes come into effect on 15/01/2026.

We would encourage that the below guidance is read before proceeding with any work

  • A resource consent may still be required under the Resource Management Act 1991 and National Environmental Standards for Minor Residential Units; depending on site-specific circumstances. Information on the Minor Residential Units legislation, including the standards themselves, can be found here.
  • Homeowners need to check planning rules and resource consent requirements separately.
  • Other approvals may be needed for network utility connections, vehicle crossings or land use restrictions.
  • Development contributions may be payable. Further information on Development Contributions can be found here.
  • Construction of minor residential units will result in the reassessment of the rates charged for the associated property.
