Project Information Memorandum (PIM)
Building a house, or any structure, can mean navigating a network of council rules. Do I need special consent for this? Does the design comply with building codes?
Time and money can be saved by asking council for a project information memorandum (PIM).
A PIM is the first stage of getting a building consent. If you submit preliminary plans and request a PIM, you will be told what additional information or issues must be addressed prior to seeking a building consent.
A PIM will help with your design process and highlight potential problems before you spend money on the final plans.
How much is a PIM? The cost depends on the estimated cost of your project. If it is less than $10,000, the PIM fee will be $30, less than $20,000 it will be $75. The fee for projects $20,000 and over is $150.
An application for a PIM must be accompanied by sufficient sketch plans to indicate the intent of the development, including the proposed use. It must have attached a site plan which is either to a stated scale or clearly dimensioned. The plan must also indicate proposed connections to public utilities including sewer, water, stormwater, vehicle crossings, power and telephone.
Attach any other relevant information, including a copy of the certificate of title.
